How to Tell that your Roof is Old?

Below are some things to watch for when considering if your roof is too old and needs replacement.

  1. Age of Roof

How long has it been since your roof was first installed? Most roofing experts think the average lifespan of any roof is between 20 to 25 years. Therefore, if your roof is older than 25 years, you may have to get a whole new roof.

  1. Curling Shingles

If you notice that your shingles are buckling or curling, or if the shingles are losing granules, you are safe to assume that your roofing is getting old. Observe your roof where the sunlight hits or where snow tends to pile up the most to see the conditions of your shingles. If any of them are curled or broken, contact a Utah roofing specialist as soon as possible.

  1. Missing Shingles

If there are some missing shingles on your roof, it means to immediately replace your roof. It may be a good idea to go a step further and check all of the shingles are intact or if there are damaged shingles.

Roof valleys are parts of the roof that channel snow and rain into the gutters. If your roof valleys are compromised by damaged shingles, then your roof is also extremely compromised.

Shingles that are falling apart will usually end up in the gutters, especially after some rain or snow. If the shingle bits in the gutters are too many, this clearly means that your roof is almost at the end of its life expectancy. If you notice a huge amount of these, it’s time to call the roofing experts.

  1. Neighbors are replacing their roofs

Your home was probably built around the same time as your neighbors’ homes, so when you notice they are getting a roof upgrade; it’s probably time for you to inspect your own roof and maybe get it redone as well. Also, your neighbors also experience the same weather conditions as you, therefore the level of deterioration is more or less the same.
